Chris LaVoieWhen I first started investing in real estate, I started looking for "my team" - a small group of real estate professionals that would be there to help me reach my goals.  You know - a mortgage broker, T&D inspector, good repair people, real estate agent etc.  One of the most critical team members is your real estate broker.

Unfortunately, this was also the hardest spot to fill.  Although the newspaper has litereally hundreds and hundreds of "professional real estate agents" it turned at that very few of them were professional at all.  A common problem was lack of follow through.  I soon discovered that there was a larger problem that most real estate agents shared - most did not have any experience with anything otgher than the basic real estate transaction they learned in real estate school.

The big challenge for me as an investor was that most agents, while fine people, didn't have a clue on how to represent me as an investor. 

For example, on one deal, I made a 2 choice offer - cash at one price or terms at another.  Rather simple really.  The agent I was using had never seen or heard of that before and told me I couldn't do it.  I made them submit the offer anyway.  The listing agent said something simmillar when she received the offer - also also said that the seller did not want to offer terms.  I said submit it to the seller.  Guess what, the seller took the term deal!  [Which is what I really wanted - saved me a ton of cash down and bank financing charges.  The seller won too, they got a monthly check with a decent interest rate on their mortgage balance.]

I have many simillar stories of frustrations working with different agents.  I often wonder how often I might have gotten that deal if my agent had the experience to explain my creative offer to the seller.   

Truth is, that while most agents are fine peopel and may do a reasonable well job at representing a normal transaction - only a few know how to deal with investors. 

This is why we started Investors Choice - to be the "Real Estate Brokerage for Investors" and those who want to buy like an investors (at great prices or creative terms).

Collectively, we have experience with just about every real estate investors technique there is.  Whether your looking at great opportunities in foreclosures, preforclosures, bank owned (REO), auction, short sales, lease options, rent to own, owner carry, wrap around mortages etc. We've seen it, we've probably done it at least once or twice on our own properties.

You'll also want to look hard at our property management services division.  We started it out of simillar frustration with other property management firms.  Our houses were big investments - it is important that they are managed right to preserve the home long term value and maxiomize the rental return.
